I've used this report for a number of years and made my own modifications. They recently updated the manual but changed out the plastic comb edge to a smaller and cheaper one. The pages tend to fall out of the comb binding when flipping through the manual. I do like how they added the marginal check box but I wish that InterNACHI was included on the list with NAHI and ASHI. Most standards of practices are similar and I think that if the report followed more of the criteria of the standards of practice, you would find that sales would greatly increase. For example, there is a kitchen section but under most standards, a home inspector is not required to test appliances. The pre inspection agreement mentions limitations listed in American Society of Home Inspectors standard of practice but this should read ...See page 3.2 General Exclusions and Limitations plus the exclusions specific to individual systems listed in each section of the standards of practice for the National Association or Organization in which the Home Inspector holds membership, a copy that can be obtained online or by your home inspector. You should also add beneath the client's signature a line that reads...Please initial that you have read the above agreement or add a line in the full release of liability that says, By signing below, you indicate that you have fully read and understand the above agreement. I like because I cn take it with me and fill it out while I am doing the inspection. It follows the basic layout plan I use for my inspection. so I can just follow it and put my input in. I can then finish it off and give the person requiring the report to have it right there when I leave then I have my copy that I can make copies from. And sent to realator etc. The price is right and it looks good to the client. I have tryed several different one and this is the one I like best. Thanks Joe
